Callery Developments covers all subdivision-related costs during the process. After the sale of the new block, we recover these costs, along with our project management fee, from the proceeds — fully detailed in a clear contract from the outset.
What happens if the subdivision can’t go ahead?
If, during the early stages, we find that subdivision isn’t possible (for example, due to council regulations or land limitations), there’s no cost to you.
Our initial assessments and investigations are risk-free for homeowners.
Do I need to move out of my home?
No.
You stay living in your existing house throughout the process.
Subdivision simply creates a second block of land from your property.
How long does the subdivision process take?
Most subdivisions take between 6 to 12 months, depending on council approvals, service connections, and land title registrations.

Yes! We have local Real Estate partners and we work with you to choose the option that best suits your goals.
Can I approve plans before anything is lodged?
Absolutely.
Once we have the initial land survey and subdivision plan drafted, we meet with you to review and approve the plans.
Nothing is lodged with council without your full sign-off.
